If you’ve ever stuck a CO₂ sensor in a corner and called it “smart”, this conversation shows what’s been missing: continuous data capture, historical analysis, alerts tied to real workflows, and design choices that use tech you already own. You’ll hear how environmental IoT underpins ESG reporting, wellbeing, and cost control, and why it belongs beside interiors, AV and networking decisions from day one.

- What we mean by Environmental IoT: Temperature, humidity, CO₂, occupancy and energy monitoring, secured, identified, and trustworthy.
- Why now: Post-Covid health & wellbeing, productivity impacts of poor air quality, and modern building/education guidance that expects CO₂ monitoring in occupied spaces.
- From dials to decisions: Don’t just “watch a sensor”, store, correlate and act. Build a digital twin to test “what if we…?” before changing policy, airflow or usage.
- Use what you’ve got: Many meeting bars (e.g., Neat) already include sensors; extract and aggregate that data rather than buying from scratch
- Network-native integration: HPE Aruba/Juniper IoT hooks, energy-harvesting, low-maintenance sensors, and NaaS backbones that scale cheaply.
- Dashboards that matter: Different views for Estates, IT and Leadership; alerts that trigger maintainer workflows (e.g., AC failure, leaks, thresholds).
- ESG & cost control: Drill from building → circuit → device to target high-energy culprits, support ESG narratives, and enable new commercial models (e.g., internal cross-charging).
What you’ll take away.
A board-ready checklist for your first 90 days:
- Outcomes first: Pick 3 metrics (e.g., CO₂ < 1,000ppm in meeting rooms; −15% kWh/desk; 70%+ space utilisation).
- Map your “already there” estate: AV bars, Wi-Fi, switches—what’s sensing today that you can surface tomorrow?
- Pilot quickly: 2–3 rooms + 1 comms space + building-level energy. Capture baseline for 4–6 weeks.
- Design the loops: Who gets alerted? What’s the response within 2/24 hours? What changes do Estates/IT make?
- Correlate to value: Tie air quality to absence/complaints/productivity; tie energy to cost centres for targeted reductions.
- Scale with the network: Use NaaS to add sites and sensors without capex spikes.
